The Title Commitment starts with a title search. This is an in-depth review of the public records relating to the real estate property. This search reveals the current owner of the property, open mortgages, judgments, liens, unpaid property taxes and any other defects on title. As you can imagine, this is no "Google Search". Once the search is complete a Title Commitment with all the findings is prepared. This is passed on to your Title Agent who works on clearing the title and finally issuing a Title Insurance Policy.

Also known as O&E (Ownership & Encumbrance Report), these reports give you a quick glance at the current owner and the encumbrances that affect the property.

These reports are helpful for investors who want to make sure they are purchasing a first mortgage prior to bidding at an auction.
